Borrowers applying for a Santander mortgage will be asked how much they spend on Easter and Christmas presents as part of a tough new affordability test being introduced through brokers tomorrow.

The Spanish bank, which is the UK’s second biggest mortgage lender, will ask new customers to provide details of “non-regular” costs including religious holidays and birthdays and trips, alongside regular expenses, such as household bills, school fees and entertainment.

Aaron Strutt, of Trinity Financial, the broker, said: “Borrowers who spend too much on Easter or birthday presents could find the amount they can borrow is reduced.”
