Average UK monthly rents increased by 6.7% as average house prices rise by 3.9%: ONS

Average UK house prices increased by 3.9%, to £269,000, in the 12 months to May 2025 according to provisional estimates from the Office for National Statistics.

This annual growth rate is up from 3.6% in the 12 months to April 2025.

The average house price increased to £290,000, up 3.4% in England, £210,000 (up 5.1%) in Wales, and £192,000 (up 6.4%) in Scotland, in the 12 months to May 2025.

Average UK monthly private rents also increased by 6.7%, to £1,344, in the 12 months to June 2025 according to provisional estimates; this annual growth rate is down from 7.0% in the 12 months to May 2025.

In England, the annual inflation rate for private rents was highest in the North East (9.7%), with the lowest in Yorkshire and the Humber (3.5%) during the 12 months to June 2025.

Propertymark chief executive Nathan Emerson commented: “In some respects, rising house prices shows as an indicator of growth in the general housing market and stability in some people’s finances as some banks are now cutting their mortgage rates to further stimulate the housing market.

“However, there is still more work to do to boost Britain’s housing market and make homeownership a realistic aspiration for those looking to step onto the property ladder for the first time.”
