Thousands of homeowners seeking to move to a new mortgage deal are falling foul of secret rules being used by Britain’s biggest lenders to assess applications.

Even a single bank charge or a rash of spending in the pub over Christmas can ring alarm bells. Aaron Strutt at Trinity Financial, a broker, said: “The period between an agreement in principle and actually completing is becoming increasingly dangerous.”
