£4 Million Private Bank Mortgage Secured Against Farm & London Property

A private bank recently helped a client seeking two finance facilities: a mortgage for his primary London residence and additional funding for general cash flow. His goal was to maintain strong liquidity without drawing down his investment portfolio, ensuring adequate reserves for the year ahead until planned asset sales—art and property—were completed.

The client wanted the ability to draw funds in tranches as needed and the flexibility to repay early should the sale of certain assets conclude sooner than expected.

A retired high-net-worth individual, his income came from an offshore pension, investment returns, and occasional asset disposals, including shares in private companies. His income history over the past three years was irregular, so the bank assessed affordability using our high-net-worth asset amortisation approach.

The private bank agreed a £4 million mortgage alongside a one-year £1.5 million loan, secured against a 300-acre farm in the Southwest and a London property. By considering the client’s full financial position and tailoring the structure to his needs, the lender delivered a bespoke solution that met both his liquidity and repayment objectives.
