£400,000 sub-4% remortgage for clients with property meeting Energy Efficient Home requirements
Trinity Financial's broker recently arranged a remortgage for his existing clients, whose deal was due to be renewed. The couple also had good jobs and a significant combined income, as well as substantial equity in their property.
They wanted to access the most comepitlvy priced fixed rate and had a relatively new property with a high energy rating on its energy performance certificate.

Our clients had good jobs and a high combined salary. They also had more than 40% equity in their home, which qualified them for the most competitively priced rates.
They knew that some lenders were offering more competitively priced rates to borrowers with homes that scored higher on their Energy Performance Certificate.
Why did they need our help?
Busy clients who wanted someone to take care of the back and forth with the lender and take the pressure off them to get the mortgage offer issued.
They wanted a two-year fixed rate because they thought rates would come down in the short term, and they were also considering moving home at some point.
Did we struggle to find a lender?
No. We submitted their mortgage application to a large bank offering cheaper mortgage rates for borrowers with a property rated A or B on the Energy Performance Certificate.
Was the mortgage on interest-only or capital repayment?
The mortgage was taken on a full capital repayment basis covering a 20-year term.
Was the rate particularly good?
Yes, the two-year fix was just over 3.75%, and the lender there also paid £250 cashback.
