There are now at least 23 banks and building societies offering sub 2% mortgage rates. This is up from six lenders in March.

The surge in super-low mortgages has been helped by the Funding for Lending Scheme and there are approximately 80 mortgage rates available below 2%.

Aaron Strutt, product manager at Trinity Financial, says: "Halifax is offering one of the lowest two-year fixed rates at 1.94% and it has a £999 arrangement fee. Borrowers will need a 40% deposit to access this rate and it is available for mortgages up to £1 million.

"The APR is 4% and after the fixed rate period finishes the mortgage reverts to the Halifax standard variable rate at 3.99%."
